The Queenstown Planning Commission met on October 2, 2024. Dr. Peter Robertson described plans for his industrial property on the south side of Route 301 including a new topical cannabis dispensary, a farmers market/food trucks concept, and continued sheet-metal fabrication; the Town Planner said the proposed uses may be allowed but the applicant must submit site plans that meet town ordinances and Robertson has not yet applied for a cannabis license. Lindsay Dixon reported she is waiting on an SHA outfall easement on the Kevin Dey property and asked whether apartments over garage bays would be permitted; the Town Planner will check permitted uses. Floriat, LLC asked the commission to recommend a Special Exception to the Board of Appeals for the Dudley greenhouse property (zoned agricultural, future subdivision planned); the commission recommended approval with suggested edits as conditions, noting parking and sewer/water issues, and the motion passed with no opposition (Matt Reno had earlier expressed support). The Town Manager reported applying for a DNR grant to dredge the federal channel (Phase I nearly complete), a meeting about odor at a Centreville dispensary, and discussion with the owner of the old gas station (no current plans). Old business: no update on the Queenstown Corridor Management Plan; HB 538 was summarized with several stated impacts (require permitting mobile/modular homes where detached single dwellings are allowed, certain standards and affidavit filing, and affordability/density provisions for qualified projects) and the Town Planner will draft ordinance changes for the November meeting. New business: the Queenstown Harbor Golf Course proposal for an events center and lodging will return in November for concept-plan review; the September 4 minutes were approved and the meeting adjourned at 7:19 p.m.
