Planning Commission — 2022-12-07

The Queenstown Planning Commission met on December 7, 2022. Guests Graeme and Jenny Walton presented a proposed pool fence at 130 Old Wharf Lane; the commission noted the fence line would be slightly in front of the house, would meet code (including a self-latching gate), and the plans did not appear to conflict with town code. Barry Waterman discussed possible annexation and development of property behind Friel’s Road, with about one acre estimated as developable; the commission advised Mr. Waterman to consult the county about limitations. Town manager items noted dock decking work should start soon and upcoming tree lighting (Dec. 9) and town Christmas party (Dec. 15). On old business the commission discussed Wheatlands, oversized parking concerns (including Steamboat Village parking and delayed auxiliary parking work) and agreed they were not inclined to provide parking relief; members also agreed to present the Queenstown Corridor Plan to county commissioners, with Mike Bowell taking the lead. For new business the commission gave preliminary approval for a plot-line revision at 646 Del Rhodes Ave conditioned on a revised plot plan to condense plots, and recommended to the Board of Appeals that a Type 2 home-occupation special exception for a barbershop at 107 Old Wharf Lane be approved. Commissioners also raised concerns about a goose blind and hunting on the Dudley property and noted annexation agreements may allow hunting on larger properties. Minutes for Nov. 2 and Nov. 21 were approved and the meeting adjourned at 8:16 p.m.
