Planning Commission — 2020-06-17

The Queenstown Planning Commission met remotely on June 17, 2020 (called to order at 7:04 p.m.; a 6:00 p.m. joint session with Town Commissioners discussed Wheatland’s concept plan). Guest Barry Waterman presented Wheatland’s master plan including unit mix and varied house types, pushing houses close to sidewalks, road dimensions (30-foot main road; 20-foot secondary roads), community parking pads, and amenities such as a trail through the buffer (pending state approval), a half-acre park, and a dog park area; a 300-foot buffer was proposed to separate Hickory Ridge and to limit water access. Commissioners raised questions about stormwater (one proposed dog-park area is actually a stormwater/drainage area), sidewalk crossings, trail heads and parking for non-residents, kayak/boat access and storage, traffic controls (state input on traffic signal, discussion of roundabout vs traffic circle and a wetland fill permit), and who will maintain recreation areas (HOA versus town ownership), with staff noting a need for financial details if the town were to manage recreation areas. The Udoffs (Rob and Lisa) presented a site plan and Critical Area Mitigation Plan for 204 Old Wharf Lane for a ranch home, stated coverage and mitigation issues have been addressed and the lot is within the building envelope, and they requested action by Ms. Amy Moore to issue a building (minutes end mid-sentence).
