The Queenstown Planning Commission met December 5, 2018 (7:02–8:13 p.m.) with Chair Philip Snyder, Vice Chair Matt Reno, Perry Stutman, Loretta Hohmann, and Town Planner Peter Johnston present. The main item was a renewed discussion of the Wheatland development concept, including questions about return on investment, which town services the developer should provide (requested to be written into Developers’ Rights and Responsibilities), and a request for a January workshop with the Town Commissioners. Commissioners asked Town staff (Amy) to provide 12 months of outlet water use and sewage meter data; Perry Stutman’s circulated email included his water & sewer capacity calculations (102,820 GPD for the prior layout; 144,220 GPD under an all‑commercial conversion), a suggestion to consider mixed commercial/residential or a 55+ residential restriction, and a proposed matrix of retail categories given online competition. The November 7, 2018 minutes were approved (4–0) and there was no public comment; the Town Manager update noted a Town Hall planned for February 20, 2019.
