Planning Commission — 2016-07-06

Minutes of the Queenstown Planning Commission meeting on July 6, 2016. Applicants Dawn Williams and Erica Willis were advised on zoning rules for a proposed liquor store at 500 Del Rhodes Avenue. Lex Birney (Queenstown Harbor Golf Resort) requested preliminary site plan approval for three cottages; the Planner said the prior approval is a Site Master Plan, the proposal is a minor modification, and the Critical Areas Commission will be notified; a Final Site Plan is required. Roger Weese received conditional zoning certificate approval for the Old Wharf Lane property pending demonstration of compliant lot coverage and was instructed to show total lot coverage on a revised site plan; there were no issues with 110 Dudley Avenue. Bruce Cohee’s elevation showing HVAC screening on the Main Street side was unanimously approved. The Commission had no objection to Marcia Haught’s variance request for 130 Old Wharf Lane but suggested the Board of Appeals require a lot-line survey. James Jacocks was advised to apply for a variance for a proposed rear garage at 7121 Main Street. Town updates noted Waste Water Treatment Plant work nearing completion, demolition and rebid of a Public Works office building, local law enforcement activity on drug trafficking, and information about $53 million in State downtown renovation grants. The Planner distributed draft Comprehensive Plan Sections 6 (Water Resources) and 7 (Transportation) and scheduled a working session for July 20, 2016 at 4:00 PM; the Commission asked the Planner to consult the Town Attorney about revising a Zoning Ordinance table to address future HVAC location issues. Minutes of June 1 were approved and the meeting adjourned unanimously.
