This is the Town Commissioners meeting and public hearing for Queenstown on June 18, 2025. The public hearing considered Ordinance 25-042, the town general budget for July 1, 2025–June 30, 2026, which sets tax rates (document lists a real property rate of $ .23T2 per $100, a commercial/business personal property rate of $ .58 per $100, and a public utilities rate of $2.50 per $100) and adopts the water/sewer enterprise budget including an 8% increase to monthly water and sewer consumption rates; the hearing closed after public comment noting the real and personal property rates were unchanged and the public utilities rate increased from $2.00 to $2.50. In the regular meeting commissioners reviewed Public Works items: a regional bulk-collection survey, repair and recurring issue with the Kohler generator (town will dispute the repair invoice and LGIT denied a claim as wear-and-tear), a completed video inspection of sewer lines showing some cracks but no major problems, and submission of the BNR/ENR grant application. Other items: planned I&I project start on Sept. 1, water tank bids due June 27, introduction of Ordinance 25-05 to authorize purchase of 16,874 sq ft from Kathleen Snyder (public hearing set for July 23 at 6pm), recommended approval of updated Wheatlands project cost estimates pending sureties, bank balances reported (General Fund $135,837.85; W/S Fund $169,881.08; ARPA $592,036.57), approved minutes for May and June meetings, and public comments about bulk-collection enforcement, Old Wharf property ownership and riprap, a potential lot for plant expansion, and concerns about nearby property demolition and easements.

PUBLIC COMMENT
o
Paul Cain - Why discussing bulk-what issues are there? Informed bulk is becoming
more expensive to town as well as taking more time to complete- many not following
rules such as placing items late, mixing items, prohibited items, etc.
Why more land needed for Old Wharf park area? Informed Town doesn't actually own
much of area unofficially used there-want to officially own property currently used as
park area.
Why need for lot off of Charity? How was cost determined? Informed Town talked with
owner to determine agreeable price- land may be useful if future needs for plant
expansion arise.
' Bill Mills - Stated his property next to plant is not for sale and doesn't approve of any
expansion of plant. Asked if demo permit was issued for work at 6916 Main as lots of
materials getting thrown in dumpsters on property. Town will look into but believes no
structural demo occurring. Also wants documentation on any easements Town has on his
property for ds infrastructure. Town will look into.
There being no further business, Hardee motion to adjourn the meeting at 6:44pm. Callahan
second. VOTE: 3 aye - 0 nay.
