Town of Queenstown Planning Commission Minutes April 3,2019 A regularly scheduled meeting of the Queenstown Planning Commission was held Wednesday evening April 3, 2019.
Present were Phil Snyder - Chairman, Matt Reno- Vice Chair, Loretta Hohmann, Secretary, Perry Stutman, Town Planner Peter Johnston, and Town Manager Amy Moore. Absent Paul Cain.
MEETING CALLED TO ORDER
" Accordingly, Phil Snyder brought the meeting to order at7:02 p.m. The following documents were distributed to all members of the Planning Commission that were in attendance:

TOWN MANAGER/TOWN COMMISSIONERS UPDATES
Applied and was granted a $50,000 grant for dredging of boat slips. Dredging will not take place till the fall. The existing dredging does not include the ramp. Amy will look into adding the ramp area.
l&l project, no one bided on it. Attempting to obtain funding and hopefully proceed with a full repair.
Town Commissioners are attempting to set up a meeting with all land owners, Bemies, Dudley and Waterman's. The meeting will be a public meeting to discuss water needs and new water tower.
OLD BUSINESS:
1. QA County Major Site Plan Submittalfor courtesy review
RE: Queenstown Assisted Living @ Nesbitt Road No opportunity for an access for a trail off the property of the Queenstown Assisted Living. No comment for the site plan.

2. Discussion and consideration of text amendment to the zoning for Wheatland's
a. Mr. Peter Johnson met with Mr. Barry Waterman and their build out decisions will be based off of the water tower and l&l issues. lt appears, Mr. Barry Waterman would be moving away from the Town House concept. A mix of dwellings that would be relatively affordable as previously discussed with the town is being considered.
a. Recommend to Mr. Waterman to approach initially with the float zone and identify broad range of pattem of homes.

Provide a process and the sections of order of build.
3. Trails Master Plan Discussion - We need to know if the future trail that is being built will be
North or South of 50.
a. Mr. Phil Snyder - recommends a town committee with one member of planning commission on the committee.
b. Frame a discussion - here is County plan, here are our opportunities, i.
What is our goal? Objectives (laundry list) then an inventory, what is on ground and programs for the future. Print out an aerial of the area with destinations etc. Where are trails are already, context, county.

Part of the Heritage Trail/ tourism- bring in the tourist and recreation dollar iii.

Benefits for the town of Queenstown v.
Ask for public contribution from the community vi.
Funding - how to obtain.

Present to County the Trails Master Plan.
viii. How and who would handle the Post production maintenance of the trails c. Matt Reno to provide an electronic version of the Bowie trails plan to the Planning Commissioners via email.
d. Mr. Perry Stutman re@mmends that Mr. Matt Reno be the lead on this subjecUproject.

March 6,2019 Regular Meeting - Motion to approve the minutes by Mr. Matt Reno, second the motion by Mr. Phil Snyder. All in favor Aye 4, against Nay 0.
Mr. Perry Stutman submitted his letter of resignation from the planning commission.
