Town of Queenstown Planning Commission Minutes December 7,2016 A regular meeting of the Queenstown Planning Commission was held on December 7, 2016 at 7:00 p.m. at the Town Office. Present were Planning Commission members, Al Hardee, Matt Reno, and Betty_White. Guests present were Peter Johnston, Town planner, George Palumbo and Hogie Schuster, Town Commissioners, Mike and Pat Bowell, Karen Foreman. Don
Regenhardt and several other unnamed attendees.
Al Hardee, Acting chairman, brought the meeting to order at 7:00 p.m.
Prior to commencement of official order of business, George Palumbo read and presented a Resolution of Appreciation from the Town Commissiongrs to outgoing planning Commissioner Don Regenhardt for his most valuable and loyal serJice to thelovin for the-past ten years. Thereafter, Al Hardee, Acting Chairman of the Planning Commission, presented to Don a plaque from the Planning Commission commemorating his many contributions to the Town
and Planning Commission.
Mr. Regenhardt then gave the Planning Commissioners and all in attendance a very moving overview of his time spent on the Planning Commission and his continued vision foi the future well being of the Town. This was followed by applause and standing ovation. Thank you, Don.
Guests'Time:
1. 500 Del Rhodes Caf6 and Bakery. Ms Karen Foreman addressed the Planning
Commission with her proposed purchase and use of this property. Her desire is to have a fresh foodfuegetable sandwich shop and bakery where guests could sit and enjoy a casual meal. After her very detailed presentation, Mr. Johnston advised Ms. Foreman to return to the planning Commission when she has developed a site plan and specific proposed use of the property. In general, all were in favor of Ms. Foreman's vision for use of the property.
NEW BUSINESS
1. Town Commissioners Updates: No updates given.
OLD BUSINESS
1. Updated Gommunity Plan: Peter Johnston has distributed to the Planning
Commissioners the MDE response to the proposed Community Plan update. He asked the Commissioners to review and give any other comments and all will be discussed at the January Planning Commission meeting. He also indicated the CAC response was expected by today but still not received. He willforward the County's comments when received.
2. Town Planning and Infrastructure - no update
3. Pending Requests and Permits
3.1 Queenstown Harbor Golf Course. The Planning Commission has received the remaining requested items necessary for approval of the site plan. The Chairman now will be able to execute the site plan document.
OTHER
1, The Minutes of the Planning Commission meeting held November 3, 2016 were reviewed and approved.

New Planning Commission Memben Because of the vacancy created by Mr.
Schuster election to the Town Commission, the Planning Commission has a vacancy. After discussion and a previous interview with prospective candidates, it was moved by Betty White, seconded by Mr. Reno, that William Gomegys be appointed to the Planning Commission.
This motion was carried unanimously. The Planning Commission will request the Town Commissioners to submit a formal invitation to Mr.Comegys in order for him to begin service at the January 2017 Planning Commission meeting.
3. New Officer for Planning Commission. The office of Chairman of the Planning
Commission also became vacant because of Mr. Schuster's election to the Town Commission.
It was then moved by Mr. Reno, seconded by Betty White, that Acting Chairman Al Hardee be appoi nted Chai rman, effective immediately.
This motion was carried unanimously. Mr. Reno agreed to be Acting Chairman until official election of officers in January 2017.
There being no further business, the meeting adjourned at 7:45 p.m.
