Dr Peter Robertson: own industrial property on south side of 301, including to operate pain
management dispensary including medical marijuana, property in town and county; goal is to get
Town acquainted with project; topical THC treatment/pain management, half property in county
zone, half in town; want to develop as community center that offers farmers market, food trucks,
topical cannabis dispensary; Peter Johnston advised as crurently zoned, use is ok, would need to
consider if permitted for farmers market, would need more information, sheet metal fabrication
would be done in existing building on property, cannabis dispensary would be new building built
in front of sheet metal fabrication, dispensary building will be self-sufficient; does not currently
have a cannabis license; will need to refurn with site plans that meets or exceeds needs for town
ordnance.
Lindsay Dixon: waiting on outfall easement on SHA on Kevin Dey property; inquired about
if
apartments over the garage bays in the building; Peter Johnston advised he would look to see
permitted use.

to recommend as proper, Paul Cain second, no oppose, for the record Matt Reno was in favor in
previous communication; will be public hearing.

Town Manager Updates:

2. Amy and Al met with the manager at the dispensary in Centreville, spoke about odor, an acre
of growth behind facility,
3. Spoke with the owner of old gas station, no plans for it at the moment, some ideas for future.
Old Business:
l. Queenstown Corridor Management Plan - no update
2.HB 538: with passage, two direct impacts on Queenstown, wherever a detached single
dwelling permitted, mobile or modular home must be permitted (112025), 4 standards from state
law, attached to pennanent foundation, file affidavit with county clerk of court; qualified
projects: qualified non-profit, projects within transit station, projects on state/federal land; if

nonprofit that has been a nonprofit of three years or more that has proposed to build home, must
be allowed to build duplex for 4-plex, multifamily districts must be allowd3Do/obonus density,
25% of units be affordable based onAMI, held as affordable units for40 years; Peterwill draft
ordnance changes to present at November meeting.
New Business:
I . Golf Course, could not be present, will be present at November meeting, commission will just
be approving to move forward with concept plan; record should show that PC thinks plans look
good.
