Queenstown Ptanni ng Commission October 1,2025 Present ln person: Members Matt Reno, Geneva Thrasher-Rieu, Sue Donatdson, and Mike Bowett, Town Ptanner Peter Johnston, and Town Manager Amy Moore.
Via Zoom: Member Pau[ Cain Meeting catted to order: 6:00 pm Guests: Matt Batt (zoom); Jim Watzin (Otd Wharf Ln, in person);
1. Patrick Betzner, on behaLf of Kathteen Snyder,6915 Main St: had submitted a change of
subdivision plat based on tack of purchase by town; plat as submitted was denied; Matt Reno expLained zoning barriers to current submission, discussion on what is permissibte; it was recommended that his engineers make contact with town planner.

1. Submitted waterway improvement fund to DNR, $925,000, channel dredging, tota[ cost
2.4 mitl.ion; permits and bidding expectedin 2026;
2. Water infrastructure $smittion over budget; working on scatin$ back and working on
obtaining private funding; tooking for assistance from Richmond Homes and Waterman
3. Otd Wharf lane sewer replacement project to begin mid November, shoutd be compteted
by end of December, using ARPA funds
4. Residents complained about fire atarm at last commissioners meeting and requested
siren be discontinued or modified. Commissioners sent letterto the fire department requesti ng consideration a nd/or a conversation ;
5. Matt Reno requested an update on filters at the ptant. Ms. Moore reported they have
been ordered and Town is currentty responsibte for entire cost, issues are being investigated Otd Business:

New Business:
1. Zoning ordinance: Mike Bowell motioned to make recommendation to commissioners to
consider revisions to Queenstown Zoning Ordinance to meet Marytand SB 891 Requirements - Accessory Dwetting Unit & Accessory Buitding Provisions, as drafted by Town P[anner and approved by Pl.anning Commission. Sue Donatdson second, no oppose.
2. Revisions, Permissibte Uses Tabte and Tabte of Height, area and butk: Town Ptannerwit[
Look into further and provide updates and recommendations.
3. Minutes- August 6,2025: PauI Cain motioned to approve, Sue Donatdson second, no
oppose. (No September meeting) As there was no further business before the Commission, Mike Bowell motioned to adjourn at 6:54 p.m., Pau[ Cain second, no oppose.
