MINUTES

QUEENSTOWT\ PLANNING COMMISSION

July 7,2021 PRESENT: Phil Snyder, Chairman, Matt Reno, Vice-Chair, Paul Cain, Mike Bowell, Geneva Rieu, Peter Johnston, Town Planner, and Amy Moore, Town Manager

7:01 P.M. MEETING CALLED TO ORDER

GUESTS - None present PUBLIC COMMENT - No public comment

TOWN MANAGER UPDATES

o Town Commissioners approved proceeding with building a new 250,000 gallon water tower.

o Boats in front yard issue being discuss; 10 residents received letters; not permitted in front yards/driveways, must be parked on side at least 10 ft. from front of house, or in rear yard; residents attended Town Commissioner's meeting to discuss; Planning Commission willing to discuss and make recommendations if Commissioner's interested.

o Discussion of Melvin Ave./301 property concepts o Barry Waterman expressed concerns about sewer capacity, Bob Rauch updated Capacity Management Report; based on report, upgrade to plant is unnecessary. Mr. Waterman moving forward with impact study.

o Attended MML Convention - first year for having a Queenstown booth - promoted golf course, Outlets and town.

OLD BUSINESS:

1. Trails Master Plan - pending commissioner's review and comments

2. ZomngOrdinance and Critical Area Amendments -Commissioners to hold hearing

3. Wheatland's - Waterman Family Limited Partnership - Mr. Waterman movingforward

with impactfee study

4. Sorenson - Site and water Quality Management plan - llz charity Lane -final

inspection performed and project deemed complete

5. Boat landing and parking area improvements - estimatefor larger concrete panels

doubled. Commissioners going with original planfor smaller panels and materials will be purchasedfrom Gillespie. Dock project -filling in behind bulkhead with potyfitl, project will go out to bid; re-decking and resurfacing will be done in thefall; dredging will be done before pier work completed; alt witt be done infoll 2021; boats will need to be removedfrom dock.

Discuss setting material standards for fences - Planning Commission provided guidance to questions from Planner.

Community Parks and Playground Program Grant Funding FY2023 - due date August 26; revisit previous proposal for submittal

NEW BUSINESS

1. Solar Energy permit application - Angela Shortall, 7200 Main St. - Matt Reno motioned

to approve, second Mike Bowell; no objections

2. Minutes - June 2,2021- Mike Bowell motion to accept as written, second Paul Cain; all

infavor.
