These are the July 6, 2022 Planning Commission minutes. The meeting (Vice‑Chair Matt Reno present with Paul Cain, Geneva Rieu, Peter Johnston, and Mike Bowell) opened at 7:02 p.m. A guest, Oliver Bennan (107 Old Wharf Lane), requested removing the prohibition on barbershops so he can renovate a backyard building into an appointment‑only barber shop (no more than one customer at a time, parking in driveway, 9–15 clients per day 4–5 days/week, each visit under an hour, and requires a bathroom); Planner Peter Johnston will draft a zoning amendment. Town Manager updates noted a golf course critical‑area amendment that will require a site visit because of growth allocation issues. Old business items: Wheatland’s is waiting on a revised DRRA from Mr. Waterman and commissioners are willing to meet; boat landing improvements are complete with Phase 2 (a floating dock) awaiting cost estimates; commercial oversized vehicle parking will be placed on the next agenda; Critical Area Commission updates are on hold; landscape guidelines materials will be resent for the August meeting; and the Queenstown Corridor Management Plan discussion included the Urban Renewal Authority and the old service station with recommendation to engage Lindsay and examine current standards affecting landowners. New business noted the Fire Department and a 3‑acre Dudley property subdivision/plat/site plan is forthcoming. The commission approved the minutes, and the meeting adjourned at 8:16 p.m.

QITEENSTOWI\ PLAI\INING COMMISSTON MINUTES July 6,2022 Present: Matt Reno, Vice-Chair, Paul Cain, Geneva Rieu, Peter Johnston, Planner, and Mike Bowell. Matt Reno called the meeting to order at7:02p.m. Guests: Oliver Bennan: 107 Old Wharf Lane: remove prohibition of barber shops, goal to renovate building in back yard into a barber shop, soon to be master barber, by appointment only, no more than one customer per time, parking in drive way, 9-15 clients a day,4-5 days a week, each client being less than an hour, need to install bathroom to be compliant with Barber board; has spoken to neighbor with adjoining drive way, will be available as witness; Peter to draft a zoning amendment to adjust for allowing barbershop Public Comment: None Town Manager Updates: Golf Course critical area amendment: thought administrative amendment however Critical Area's are requiring new proposal for growth allocation. As this is just a designation swap, a site visit to discuss with Critical Area's, property owner and town will be scheduled.
