Present In-Person: Matt Reno, Sue Donaldson, Paul Cain, Geneva Thrasher-Rieu, and Amy Moore, Town Manager Present Yia Zoom: Town Planner Peter Johnston Meeting called to order at 6:00 pm Guests:
1. Brian Russell: permit request for an in-home business sale of firearms, armno, accessories: He
currently has 9 cameras on his property, a safe in the garage, customers would be by appointment only, has not obtained FFL as of yet. There were questions about reviewing business in a year or two if there are any issues, however this is not allowed by Planning Commission as they only need to determine if this would be a Type I or Type II home occupation. There was a discussion of type II vs type I due to foot traffic and potential for manufacturing. It was determined that the
occupation would be Type II, and Paul Cain made a motion to send to Board ofAppeals for review and approval, motion second Matt Reno, no oppose.
Public Comment:
Chris Villalobos, homeowner on Charity Lane, voiced concerns about potential smells if the wastewater plant is expanded onto the property next to him. He was informed by the Town Manager that ther. ut" no plans at this time for any expansion and he was advised by Acting Chair Matt Reno that his concerns should be addressed to the Town Commissioners. He was advised of dates for Commissioners meetings should he wish to address thern or request updates.
Town Manager Updates:
l. Awarded a $21,000 grant for cyber security precautions, Jeannie Richardson, Digital Architects will upgrade equipment and security.
2.biddate for water tank project pushed back to July 11 due to addendums from bidders, USDA down to 2.5 staff and review time is taking longer
3. Federal channel dredging: working on designs for placement of reef balls, consultant has
submitted revised plans to MDE
4. Commissionerslooking into changing bulk collection regulations, has become costly and very
time-consuming.
5. Commissionirs will hold a Public Hearing July 23 for ordinance regarding the purchase of Lot
#2 at 6915 Main St.
6. No prohibitions for old fire house, can be sold as commercial property
. BarbaraWhaley (realtor), someone interested in the gas station, has spoken to current owner 7 about potentially leasing property
8. Commissioners' summer meeting schedule- once a month, July 23 at 6 pm, August L3 at 4 pm.

l. Queenstown Corridor Management Plan: Matt Reno suggested gathering information from state highways, planting wild flowers along sidewalk New Business:
1. Minutes June 4,2025: Paul Cain motioned to approve, Sue Donaldson second no oppose.
There being no furtlrer bruiness before the Cornmission, Paul Cain motioned to adjourn the meeting at 6:53 pm, second by Sue Donaldson; no oppose.
