Matt Reno motioned to approve/recommend as stated betow, Paut Cain second:
o Recommend to the Town Commissioners that the property be rectassified to the R-1 ResidentiaI zoning district on the Official, Zoning Map and inctude Votunteer Fire Department as a safety service usage.
o Conditionatl,y approve the proposed site ptan subject to the fotl.owing and determine it is sufficientty comptete to satisfy concept and preliminary site ptan submittats.
o Submission and approval of a revised master [andscaping and screening ptan that addresses the residentiat side buffers (incl,uding ptantings and a 6- foot privacy fence), fut[ screening of at[ service structures (e.9., dumpsters), moving the dumpsters and additional, storage buitding away from neighboring residences, and futty compl,ies with S 102 interior parking tot Landscaping requirements (or justifies modifications).

o Proposed revisions to the Zoning Ordinance retated to Accessory Dwel.l.ing Units and retated to S95 Tabte of Height, Area, and Butk Requirements have been put into draft form and are being reviewed for introduction.
o Drafting tegistation retated to [ong-term rentats o Engineer drafting a water/sewer rate study. Looking to offer more favorabte options for lower water users; majority of users (320 out of 349 total.) fat[ under the <7,000 gal,ton tier and account for less than hatf of totaI consumption.
o America's 250th Cetebration - Town events committee working on events throughout the year:
o garden party at Bowl,ingl.y. Ticketed event to raise money for courthouse repairs and upkeep.
o Reading of the Dectaration of lndependence at the cotoniat courthouse on Wednesday, Juty 8 by Town Crier (courthouses across the country reading at 6 p.m.that date). Food and music in the Town Center.
o American Discovery Trait Society witl. hoLd a retay where a copy of the Dectaration of lndependence witt be carried from Catifornia to Detaware, beginning on Jul.y 4th. According to the tentative schedute, the reLay witl, come directLy through Queenstown on Rt. 18 (Main Street) sometime on November 23rd. Organizations, ctubs, individuats are attwetcome to join in the retay as they come thru the area.
