The Planning Commission met April 1, 2026 with members Matt Reno, Mike Bowett, Paul Cain, Sue Donaldson, Town Planner Peter Johnson, and Town Manager Amy Moore; guests Brandon Davis (Davis, Bowen & Friedel) and Wayne Gardner (Queenstown Volunteer Fire Company) presented a site plan for a new firehouse facility. The Commission, by motion of Matt Reno (second Paul Cain), recommended reclassifying the property to the town R-1 residential zoning district and adding Volunteer Fire Department as a safety service use. They conditionally approved the proposed site plan as sufficient for concept and preliminary submissions subject to a revised master landscaping and screening plan that addresses residential side buffers (including plantings and a 6-foot privacy fence), full screening of service structures (e.g., dumpsters), relocating dumpsters and an additional storage building away from neighboring residences, and compliance with S102 interior parking lot landscaping requirements or justification for modifications. Public comment was none. Town Manager updates included draft zoning ordinance revisions for accessory dwelling units and Table of Height/Area/Bulk, draft legislation on long-term rentals, an engineer-led water/sewer rate study noting 320 of 349 users fall under the <7,000 gallon tier and account for less than half of consumption, and planning for America’s 250th events (a ticketed garden party at Bowlingly, a Declaration of Independence reading July 8 at the colonial courthouse, and an American Discovery Trail relay tentatively passing through Queenstown on Nov 23); the Feb. 4 minutes were approved and the meeting was adjourned.
