a brief introduction and overview of plans for Wheatlands. He will come back inApril for
formal submittal; currently requesting change in phasing plat, Richmond will not include
coillmercial development, just residential; 2 phases vs more; ideally development begins summer
2025; majority of townhomes z}ftwide, 6 units in back front loaded 24 ft wide, discussions
about "look" of neighborhood, walkable, porches add "connectedness". Richmond rep will take
back to architect for porches on townhomes; townhomes start in 500's, rear loaded single family
detached low/mid 600, edge lots 700's

- Commissioners have tasked town engineer to conduct water/sewer study, expenses have
increased, difficult to cover costs
- Several meetings with Sunrise Solar for municipalities co-op for solar farm
- Commissioners introduced an ordinance for bond for 1.8 mil for water improvement project,
public hearing 3126; USDA engineers reviewing plans for approval
- Late 2024, Planning Commission provided favorable recornmendations for modular homes
(prefab), amend zoning ordinance for critical zone overlay; ordinances have been drafted and
presented, Commissioners have not yet submitted for adoption; County has not adopted yet;

- Pat Bowell addressed parking on Wall Street and need for additional oflstreet parking
- Minutes January 8,2025- Paul Cain motion to approve, Matt Reno second, no oppose
Old Business:
- Queenstown Corridor Management Plan - no update
