The Planning Commission met on March 3, 2OZL at 7:11 pm with commissioners, town staff, and representatives from Queenstown Harbor Golf Links in attendance. Town Manager updates included distribution of the annual report (7 permits noted: 6 on Steamboat, 1 Old Wharf Lane) with no objection to submission, an upcoming Commissioners public hearing on the Wheatlands development, discussion of boat landing revisions and use of milling from 2nd Ave to fill the boat landing parking lot, water infrastructure discussion for Wheatlands, and a request to State Highways for “jake braking” signage. Queenstown Harbor Links requested and received Planning Commission preliminary approval to amend master development plans with authority to allow the Chair to give final approval after Harbor Links staff and engineer review (motion passed; no oppose). Other actions: Trails Master Plan amendments and grant funding were noted as pending, the boat landing ramp was voted unanimously to be closed to nonresidents, a zoning permit for solar panels was approved, the February 10 and December 16, 2020 meeting minutes were approved, and the meeting adjourned at 7:57 pm.

TOWN OF QUEENSTOWN Planning Commission March 3,2OZL 7:L1 pm call to order Attendees: Phil Snyder, Paul Cain, , Matt Reno, Mike Bowell, Geneva Rieu, Town Planner Peter Johnston, John Anderes Manager at Queenstown Harbor Golf Links, Lex Birney, owner/developer of Queenstown Harbor Links, Tom Davis, DMS, Engineer, Aaron Horney, and Amy Moore. l. Town Manager Updates a. Annual Report was distributed, needs to be approved to be sent to Commissioner's, then to MD Planning i. 7 permits: 6 on Steamboat, 1 Old Wharf Lane ii. No objection to submission b. Town Commissioner's Public Hearing on March 24,2O2L for Wheatlands Development c. Commissione/s met regarding boat landing and suggested revisions, possibility of a vote at the next hearing, a harbor master position has also been added d. Bob Rauch received suggestions; amendments being made; "stops" have been moved; will be using the milling from 2nd Ave resurfacing to fill in boat landing parking lot e. Town Commissioner's met March 2 regarding water infrastructure for Wheatlands development; moving forward f. Requesting signage from State Highways for "jake breaking" for tractor trailers to minimize sound and disturbances ll. Queenstown Harbor Links: Seeking planning commission preliminary approval to move forward with amending master development plans without having to come back to commission, allow Chairman to have the final approval once plans are approved by Harbor Links staff and engineer a.
