PLANNING COMMISSION
QUEENSTOWN
January 7 12026 PRESENT: Matt Reno, Sue Donaldson, Mike Bowell, Geneva Thrasher-Rieu, and Town Planner Peter Johnston Chairman Matt Reno called the meeting to order at 6:00 p.m.
Guests:
1. Denny Echard,7300 MDAvenue: front half of property in critical area, sq ft16% with added front
porch across front adds 344 sq ft, 18.5-19%; Mike Bowell expressed concerns about changing the aesthetics of a house in an area of likeness; Matt Reno motioned to grant zoning certificate to 7300 MD Ave contingent on lot and parcel are conforming, lot size mitigation minimizedby planting of 4 new trees, and lot size does not exceed 5445 sq ft, Sue Donaldson second, no further discussion, all in favor.
Public Comment:
1. Mr. Jim Watzin - Concerns about bulk/waste pick up at the beginning of the year, assume it's about
workload, suggests putting a dumpster for community to utilize. Matt Reno directed Mr. Watzin to commissioners meeting; concerns about leaves and debris in his yard because others don't maintain their ditches and storm water management - PC asks that Town Manager and Public Works identiff at which point the pipes are on town property vs private property and identifr ways to manage ways to keep pollution from going into the river, potentially also clean out ditches along Old Wharf Ln;2. Requesting
clarification on bulk pick up vs yard clippings.
Town Manager Updates:
Town Manager was absent due to illness. The Commission would like to know status of trash cans.

1. Minutes- December 3,2025: Mike Bowell motioned to approve as written, Sue Donaldson second, no
oppose, all in favor.
